To the Honorable Board:
During the last year, OSPCD staff members have been working closely with the Somerville Housing Authority to advance a proposal for the comprehensive redevelopment of the 5.25 acre Clarendon Hills site as a mixed income neighborhood housing development. The proposed 529 apartment complex will include 216 brand new, attractively designed, affordable housing units for all of the current residents of Clarendon Hills together with a planned 253 units of market rate housing, and 60 units of moderate income affordable “workforce” housing. The project development team selected by the SHA includes Gate Residential, Preservation of Affordable Housing (POAH), and - in an advisory capacity - Somerville Community Corporation.
The development team has been actively pursuing state, federal, private, and local funding sources for the proposal. Recently, the project reached an important milestone with the submission of the development team’s application to the Somerville Affordable Housing Trust for Community Preservation Act funding, and an application to the Massachusetts Department of Housing and Community Development for a Chapter 40B Project Eligibility Letter, and a corresponding application by the city for a MassWorks grant in support of project related infrastructure costs.
At this important stage of the proposal, OSPCD and representatives from SHA and the development team would be pleased to meet with you at your earliest convenience to provide you with an overview of the development, discuss project-related requests that may come before the Board of Aldermen for your review and consideration, update you on conversations with the residents and the community, and answer any questions that you may have with respect to the proposal.
